These terms and conditions ("Terms") govern your use of the Move Insights website and all reports, data, and services provided through it (collectively, the "Service"). By accessing or using the Service, including requesting a free report or purchasing a paid report, you agree to be bound by these Terms in full. If you do not agree, you must not use the Service.

1. About the Service

Move Insights provides property insight reports that compile publicly available data from a range of third-party sources, including but not limited to the Environment Agency, HM Land Registry, Energy Performance Certificate registers, local planning authorities, Police.uk, Ofcom, and other government and public databases. The Service aggregates and presents this data in a convenient summary format for informational purposes only.

2. Reports Are for Informational Purposes Only

The reports generated by the Service are intended solely as general informational summaries. They are designed to highlight potential areas of interest that you may wish to investigate further with appropriate professionals. The reports:

  • Do not constitute legal advice — nothing in any report should be interpreted as legal, financial, surveying, valuation, or any other form of professional advice.
  • Do not constitute professional property searches — our reports are not a substitute for formal conveyancing searches, local authority searches, environmental searches, structural surveys, property valuations, or any other professional due diligence.
  • Should not be relied upon as the sole basis for any property decision — including but not limited to purchasing, selling, mortgaging, insuring, or investing in a property.
  • Are not comprehensive or exhaustive — they cover only a selection of publicly available datasets and may not reflect the full picture of risks, issues, or characteristics associated with a property or its surrounding area.

You must always seek appropriate independent professional advice before making any decisions relating to a property. Our reports are pointers to help you identify areas that may warrant further professional investigation — they are not replacements for proper searches or true due diligence of any kind.

3. Third-Party Data and Accuracy

The data presented in our reports is sourced from third-party systems and databases over which we have no control. While we endeavour to present this data accurately, we cannot and do not guarantee the accuracy, completeness, timeliness, or reliability of any information contained in our reports. Specifically:

  • Third-party data sources may contain errors, omissions, or outdated information.
  • Data may change between the time it is retrieved by our systems and the time you view your report.
  • Geocoding and address-matching processes involve a degree of approximation and may occasionally associate data with an incorrect property or location.
  • Coverage and availability of data varies by area, property type, and data provider.
  • We aggregate data from multiple providers and present it in summary form — nuances, caveats, and context from the original source may be lost or simplified in this process.

You acknowledge and accept that the accuracy of our reports may not be perfect and that the information should be treated as indicative only.

4. No Warranty

The Service and all reports are provided on an "as is" and "as available" basis without warranties of any kind, whether express, implied, or statutory. To the fullest extent permitted by applicable law, we expressly disclaim all warranties, including but not limited to:

  • Implied warranties of merchantability, fitness for a particular purpose, and non-infringement.
  • Any warranty that the Service will be uninterrupted, error-free, secure, or free from viruses or other harmful components.
  • Any warranty as to the accuracy, reliability, completeness, or timeliness of any data, content, or information provided through the Service.

5. Limitation of Liability

To the maximum extent permitted by applicable law, Move Insights, its directors, officers, employees, agents, and affiliates shall not be liable for any direct, indirect, incidental, special, consequential, or punitive damages arising out of or in connection with:

  • Your use of, or inability to use, the Service or any report.
  • Any decisions made or actions taken based on information contained in any report.
  • Any inaccuracies, errors, or omissions in report data.
  • Any property transaction, investment, or decision influenced by information obtained through the Service.
  • Any loss of profit, revenue, data, goodwill, or anticipated savings.

This limitation applies regardless of the legal theory under which liability is asserted, including negligence, breach of contract, or any other basis. You agree that Move Insights bears no responsibility whatsoever for any outcomes, losses, or damages resulting from decisions made based on the data in any report.

6. Indemnification

You agree to indemnify and hold harmless Move Insights, its directors, officers, employees, and agents from and against any claims, losses, damages, liabilities, and expenses (including reasonable legal fees) arising out of or in connection with your use of the Service, your breach of these Terms, or any decision you make based on information obtained through the Service.

7. Use of Data and Market Insights

By using the Service, you acknowledge and agree that we may collect, aggregate, and analyse data relating to property searches, report requests, and general usage patterns. This includes, but is not limited to:

  • The addresses and geographic areas searched for or reported on.
  • The volume and frequency of searches and report requests in particular areas.
  • Aggregated trends indicating market interest, buying signals, or demand patterns in specific locations.

We may use this aggregated and anonymised data to produce market insights, trend reports, and analytics products. We reserve the right to share such aggregated insights with third parties, including but not limited to property developers, estate agents, investors, local authorities, and other commercial partners. This data sharing will be conducted on an aggregated and anonymised basis and will not directly identify you as an individual, though it may indicate levels of interest in specific geographic areas or property types.

8. Payments and Refunds

Paid reports are charged as a one-off fee at the price displayed at checkout. All payments are processed securely via Stripe. By making a purchase, you agree to Stripe's terms of service.

Due to the digital nature of our reports, which are generated and delivered immediately upon purchase, refunds are generally not available once a report has been generated. If you believe there has been an error with your purchase, please contact us and we will review your case.

9. Intellectual Property

All content, design, branding, and compilation of data on the Service is owned by or licensed to Move Insights. You may not reproduce, distribute, modify, or create derivative works from any part of the Service or its reports without our prior written consent. Reports are licensed for your personal, non-commercial use only. You may not resell, redistribute, or commercially exploit any report or its contents.

10. User Accounts

If you create an account, you are responsible for maintaining the confidentiality of your login credentials and for all activity that occurs under your account. You agree to notify us immediately of any unauthorised use of your account.

11. Acceptable Use

You agree not to:

  • Use the Service for any unlawful purpose.
  • Attempt to scrape, harvest, or systematically extract data from the Service.
  • Interfere with or disrupt the operation of the Service.
  • Impersonate any person or entity, or misrepresent your affiliation with any person or entity.
  • Use automated systems (bots, scripts, crawlers) to access the Service without our prior written consent.

12. Termination

We reserve the right to suspend or terminate your access to the Service at any time, without notice, for any reason, including if we reasonably believe you have breached these Terms.

13. Changes to These Terms

We may update these Terms from time to time. Any changes will be posted on this page with an updated revision date. Your continued use of the Service after any changes constitutes your acceptance of the revised Terms. We encourage you to review these Terms periodically.

14. Governing Law
